From Concerns to Celebration: The Country Lakes Villages Turnaround

When MHM Communities acquired Country Lakes Villages I & II, the Florida neighborhood was struggling. Roads were cracked and uneven, outdated pools sat mostly unused, and heavy rains overwhelmed the stormwater system. Tension had even begun to divide the community—shareholders and renters were often at odds, and residents felt years of concerns had gone unheard. Complaints weren’t just about maintenance issues; they were about feeling forgotten.

From day one, MHM Communities took a different approach. Instead of assuming what
residents needed, the team asked. Surveys were conducted. Town hall meetings filled the
clubhouse. Residents spoke openly — many for the first time in years — about what mattered most: safety, curb appeal, and rebuilding a sense of community.
“It felt good to be asked,” one resident shared. “We’d been ignored for so long. Just knowing someone was finally listening made a huge difference.”

MHM responded with action. In the first year alone, more than $4 million was invested in
improvements. Roads were resurfaced, roofs were replaced, and the once-neglected tennis courts were transformed into pickleball courts that quickly became a community favorite. Driveways were rebuilt with brick pavers for a clean, uniform look. The pool area was redesigned and expanded with shaded seating and social spaces. New tiki huts and gathering areas brought neighbors together instead of keeping them apart.
But not every improvement came easily. Major upgrades required state and county permits, and many projects were delayed as regulations shifted. “Coordinating between agencies sometimes slowed us down,” an MHM project manager said. “But we refused to cut corners. We did it the right way—even when it took longer.”

Today, Country Lakes Villages is unrecognizable—in the best way. What began as MHM
Communities complaints has become a story of collaboration, follow-through, and pride
